With a new branch in Rotterdam, Limehome is now represented in the five largest cities in the Netherlands.

  • Milestone in Rotterdam: With the signing of the new accommodation in the iconic Schiecentrale complex, Limehome's presence in the five largest Dutch cities is now complete.
  • Growing portfolio in the Netherlands: more than 210 rooms spread across 9 properties in Amsterdam, The Hague, Eindhoven, Utrecht and Rotterdam
  • Renovation Expertise The Rotterdam project repositions a former hotel within a nationally protected heritage complex.

Limehome has signed a lease agreement for a new location in Rotterdam, marking its presence in the five largest cities in the Netherlands. This new project at the Schiecentrale complex in Rotterdam's Lloydkwartier further expands Limehome's growing portfolio. This portfolio now comprises over 210 units, spread across 9 properties in Amsterdam, The Hague, Eindhoven, Utrecht and Rotterdam. With operational locations in four cities and a fifth location in development, Limehome is positioning itself as one of the most active digital hospitality operators in the Dutch market.

Rotterdam: project in the Schiecentrale

The Schiecentrale, built in 1904 as Rotterdam’s first power station, is now a nationally protected heritage complex. It has since evolved into one of the city's most well-known multi-functional locations, with creative businesses, film studios, event spaces, restaurants and a fitness centre spread across eight interconnected buildings. The complex is located in Rotterdam’s Lloyd Quarter, one of the city's most talked-about and culturally vibrant districts. The location attracts both business travellers and tourists all year round.

Limehome will reposition a former hotel within the complex into 24 studios, with a planned opening in Q2 2027. The project is being developed by Dudok Real Estate, a Dutch developer and investor closely associated with the Schiecentrale. Guests are granted direct access to the complex's extensive amenities and are situated at the heart of Rotterdam's creative and economic pulse.

This project illustrates Limehome's ability to activate underutilised properties within complex, heritage-sensitive environments. As operating costs rise and existing leases expire, owners of prominent property projects are increasingly looking for partners with a proven concept to successfully reposition and profitably exploit these types of assets.

The Netherlands is a stable market for us, in which we firmly believe.” says Dr Josef VollmayrCo-founder and co-CEO of Limehome. “From our first location in The Hague to this newest location in Rotterdam, we have built a strong presence in the country's major cities. The Schiecentrale perfectly demonstrates our strength: transforming a complex, high-quality building into a working hospitality product. We are seeking more opportunities of this kind in the Netherlands, together with owners and developers who want an experienced partner to achieve this.”

For Dudok, this project offers the opportunity to connect a proven concept to one of Rotterdam's most prominent buildings:

“The Schiecentrale is one of Rotterdam's most iconic locations. It was therefore essential for us to find the right hospitality partner to make the most of this unique building.” says Pascal Groenendijk, Head of Asset Management at Dudok. “Limehome’s proven track record in transforming complex properties, combined with their fully digital business model, made them the ideal partner for this project. We look forward to introducing a new hospitality offering in one of the city’s most vibrant locations.”

Utrecht: repeated collaboration highlights owner's trust

Limehome opened its first location in Utrecht in January 2026. The property is situated in the south-west of the city, in an easily accessible neighbourhood with quick links to the historic city centre, the Dom Tower and the canals. The project is a continuation of the successful partnership with the landlord of the property on Leidsekruisstraat in Amsterdam. This confirms a clear trend within Limehome’s broader European portfolio: around half of the property owners working with the operator choose to extend their partnership. The initial results underscore this confidence: since opening in January, the Utrecht site has achieved an average occupancy rate of 93%, peaking at no less than 98% in April.

A strong position in the Netherlands

Limehome’s portfolio in the Netherlands comprises a carefully considered and varied mix of cities, property types and ownership structures. Across all locations in the Netherlands, the average occupancy rate is consistently above 90%, even in the low season.

At Amsterdam The company manages two locations: a property with 50 units in the Sloterdijk district, near the popular Westerpark — part of the mixed-use flagship building Ven Amsterdam — and a boutique location on Leidsekruisstraat in the city centre.

At The Hague Limehome now manages multiple properties, including a project on Scheveningen beach.

At Eindhoven The company was an early adopter, driven by the city's position as a hub for design and innovation. Utrecht and Rotterdam now complete the network in the top 5 largest cities in the country.

The Netherlands combines a high urban density and strong demand for both business travel and tourism with a significant supply of existing hotel and commercial properties suitable for redevelopment. These circumstances align perfectly with Limehome's scalable, technology-driven business model, enabling the company to efficiently and profitably transform diverse types of properties and even revitalise historic locations.
